My estate agent says I have to have EPC (energy performance certificate) done or instructed prior to 1.10.08?
the European Union have made legislation stating that any property marketed prior to HIPS coming in must now have an EPC (energy performance certificate) done or instructed prior to the 1st October 08. We have only just been advised about this and are now having to contact all of our sellers advising them of the new legislation. We can arrange for your EPC to be done by our own DEA (domestic energy assessor)
is this true, can even the eu do retrospective legislation, the deadline is only 2 weeks away in any case?
My house was on market prior to HIPS being needed, will I still need to do this? Can I fill in one myself
What is the penalty for not doing it? if any?
It’s not retrospective, the laws were passed in 2004 to come into effect now. I’d have my doubts about an estate agent who pretends to have been taken by surprise by this. Of course, they “just happen to have” a friendly in-house assessor who can do it for you quickly . . .
